			<content:encoded><![CDATA[<p><a href="http://www.corinnewatsonblog.com/wp-content/uploads/2010/03/nose.jpg"></a>One of the often overlooked aspects of preparing a home for sale is assessing its smell.  Although each person’s sense of smell varies greatly, some smells will always be offensive.  Cigarette smoke, pet and cooking smells will turn off a potential buyer.  When considering selling your home, start at the beginning, and ensure that you have completed the following:</p>
<ul>
<li>Steam cleaned the carpets or</li>
<li>Vacuumed carpets with a sprinkling of baking soda</li>
<li>Washed draperies and linens</li>
<li>Cleaned all surfaces such as kitchens, bathrooms, windows, floors</li>
</ul>
<p>Vinegar used in your cleaning solution helps to remove odours.  You can also put a few drops of a nice essential oil into water used for mopping floors.</p>
<p>Once, the background cleaning is done, you can focus on creating pleasant smells in your home.  Scent preferences can vary greatly from person to person, so if you decide to perfume your house, exercise moderation. Don’t overdo it.  Aim for smells that create a sense of warmth, comfort and well-being to those who visit.   A list of scents that are recommended include:</p>
<ul>
<li>Fresh bread; bring in or make a loaf in close proximity to a showing</li>
<li>Cinnamon; warm a couple of tablespoons in a pan and allow the smell to spread</li>
<li>Vanilla, burn a nicely scented vanilla candle</li>
<li>Coffee bean; roast half a cup of beans in the oven</li>
<li>Apple pie; cook a pie in your oven before a showing</li>
</ul>
<p>If you decide not to use any of these, use caution with artificial smells, like room sprays as these often contain chemicals which can be offensive to some.</p>
<p>If you think you need more help, you can try using a <a href="http://en.lampeberger.ca/Video?video=/flashs/video/New video 01.09/anglais.flv" target="_blank">Lampe Berger</a>.<br />
These were originally developed for use in hospitals and claim to purify air.  The lamps can also be used to infuse a myriad of scents into your home.  Although they use a flame for the initial 2 minutes, afterwards, they use the simple forces of heat and diffusion to move scent around.  Thus, they are great if you are concerned about the fire hazard of candles. </p>
<p>If after all this, you can’t trust your own nose, invite a female friend or neighbour over for an honest smell test.  Yes, a female, studies show that women have a better sense of <a href="http://news.bbc.co.uk/2/hi/health/1796447.stm" target="_blank">smell than men</a>.  </p>

			<content:encoded><![CDATA[<p><a href="http://www.corinnewatsonblog.com/wp-content/uploads/2010/02/social-media-waste-of-time.jpg"></a>So you may be familiar with the newest trends with social media applications such as Facebook, twitter, and YouTube.  But have you ever considered using these channels to get the word out about the home you wish to sell?  Sherry Chris, president and CEO of Better Homes and Gardens Real Estate, says” <em>80% of consumers now use both the internet to research homes and a real estate agent to complete the transaction</em>”.   Facebook, twitter and YouTube are some of the social network channels that have the most promise for many internet savvy potential buyers.  So how does one use these channels for selling your home?</p>
<p>Try these tips:</p>
<ul>
<li>Use <a href="http://www.twitter.com/corinnewatsoncl" target="_blank">Twitter</a> and <a href="http://www.facebook.com/search/?q=tracey+etwell&amp;init=quick#!/pages/Corinne‐" target="_blank">Facebook</a> to connect with potential buyers, keeping in mind that you want to “connect” as you would in person and not come across as too “salesy”</li>
<li>Posting your listing on your profile and your agent’s profile exponentially increases the potential viewers, and the potential for your home to go viral.</li>
<li>Use strong keywords in your home description. Things like “pool” and “deck” and “finished basement” will really catch buyers’ eyes.</li>
<li>Make sure to use lots of location words, as people will be searching by location, such as <a href="http://www.corinnewatson.com" target="_blank">Chestermere home for sale </a></li>
<li>Pricing your online listing is a tactical decision, too. You’re better at the low end of a given range than at the high end of a lower range. So, don’t price at $199,000 if the range is $150,000 to $200,000. Price at $201,000, and get at the low end of the $200,000 to $250,000 range.</li>
<li>Create a simple video that you can post on YouTube to profile your home</li>
<li>If you are a blogger, upload your home to your site, and twitter about it</li>

<p>In a previous post, I discussed <a href="http://www.corinnewatsonblog.com/?s=home+stage" target="_blank">10 tips for getting your home ready for sale </a>.  In this post, I’d like to talk in a little more detail about something called home staging.  Viewing a home for the first time, is much like meeting a new person for the first time, <em>first impressions matter</em>.   Staging aims to neutralize the personalization you may have done to make it your own while you lived in the home.  The action of neutralization sets the “stage” to make it more appealing to a viewer.  The potential buyer can more easily visualize living in the home.  Some agents claim that staging can help sell a home faster, and can sometimes for more money.   Staging can be thought of as an extra tool to help you out when the real estate market is unsteady.  This action could also put your home ahead of other homes that you may be competing with.  </p>
<p>If you decide to go with staging, remember to have your home’s pictures taken after the staging, as a large number of potential buyers will be viewing your home online.  If the home looks more appealing in the online photos, you have a better shot of enticing them to view the home in person. </p>
<p>There a number of professional home stagers out there, who can do a great job for you.  There is also a <a href="http://www.canadianstagingprofessionals.com/" target="_blank">Canadian home staging professional association</a> where you can look for a referral.</p>

<p>By discovering your motives for selling, I will be able to assist you better when it comes to searching for a new home and figuring out what you ultimately require in the outcome of selling your existing home.</p>
<p style="font-weight: bold;">When is the best time to sell your home?</p>
<p>While more houses typically go on the market in the spring, this does not necessarily indicate that this is the only good time to list your home. Ultimately, there are always buyers and sellers so it really comes down to your situation and what works best for you. While the winter months are typically assumed to be the worst time to sell, there are many occasions that indicate otherwise. For example if a person sells their home in the fall, they will need a new home anywhere from the next month to 3 months away. This means that this person may have less inventory to choose from and therefore your property may stand out more, resulting in an increased demand and higher selling price. Alternatively, in the spring there may be more inventory and also more buyers. If the balance of buyers versus inventory in both spring and winter is on par, the pricing will remain the same or similar.</p>
<p>Keep in mind, your time is the right time. In most cases, the best time to sell is likely when your existing home no longer meets your needs.</p>
<p style="font-weight: bold;">Economic factors are an important factor</p>
<p>When selling, you may want to also take into consideration economic factors. Are interest rates low or high and how do these interest rates compare to your current mortgage? If rates are higher, your monthly payment amounts may be higher than your existing ones upon the purchase of another home. If rates are lower, it could be a great time to trade up to a more expensive home without enduring a significant increase in your monthly financial obligations.</p>
<p>Market trends may also play a part depending on whether it is a buyers or sellers market. Typically, in a buyers&#8217; market, there are more homes for sale then there are actual buyers. In a buyers market, homes will tend to stay on the market longer and prices may stabilize or decrease. Just because it is a buyers market though, does not mean that your home will not sell, take longer to sell and or be sold at significantly decreased prices. By making sure that your home is priced at a fair value and is show ready, your home should still sell in a decent amount of time and at a great price.</p>
<p>In comparison, a sellers market tends to have more buyers then houses available to be purchased. A sellers market typically translates into quicker sales and higher selling prices with buyers having to make decisions at a quicker pace and being prepared for potential multiple offer scenarios. Other than a buyers and sellers market, many times there is what is considered a balanced market. A balanced market occurs when the number of homes of the market is approximately equal to the quantity of buyers looking for new homes.</p>
